Tiny Homes Queensland: Council-Approved, Not on Wheels
A Neo Living tiny home is a certified Class 1A house, not a caravan. Our 20ft 240 Series is 39.9 m², council-approved to live in full time, and installed on your block with approvals, delivery and crane in one finalised quote.
Three kinds of tiny home in Queensland
Tiny house on wheels. Legally a caravan. Most councils only allow it as temporary accommodation, banks don’t lend on it, and you can’t rent it out as a home.
Studio or shed (Class 10a). Cheap, but not approved for living in.
Class 1A tiny home (ours). A house under the National Construction Code: council-approved, financed like a home, rentable as a secondary dwelling, and covered by QBCC Home Warranty.
Ours is the third kind. The 20ft 240 Series is a certified Class 1A home from $190,448 inc GST: on footings, connected, approved and ready to live in.
Where you can put one
In your backyard as a secondary dwelling. Gold Coast, Logan, Moreton Bay, Redlands and Ipswich allow one on most residential lots, and in Queensland you can rent it to anyone. See our granny flats Gold Coast page.
On a rural or acreage block as a first home, a weekender, or stage one before a bigger house.
On the bay islands. Russell and Macleay Island are our busiest area for small Class 1A homes.
Our town planner checks your block in the site assessment before anything is ordered.
Why it costs more than a tiny house on wheels
The price is for a finished, approved house on footings, connected to power, water and sewer, with QBCC Home Warranty. You can finance it and rent it. A $90k tiny house on wheels is a vehicle, and most councils won’t let you live in it permanently.

Yes, if it is a certified dwelling. A Class 1A secondary dwelling can be rented to anyone in Queensland, not just family, under the rules that came in on 26 September 2022. A tiny house on wheels cannot be rented as a home.
-
Yes, if you intend to live in it. A Class 1A home gets a building approval like any house, and in most residential zones a secondary dwelling does not need a development application. We handle the approval under Class 1A Complete. A tiny house on wheels is treated as a caravan, and most councils limit how long you can occupy it.
-
In a Neo Living 20ft 240, yes. It is certified as a Class 1A dwelling under the National Construction Code, the same class as a normal house. That is the difference between our tiny homes and a tiny house on wheels or a studio shed, which are not approved for permanent living.
-
About 4 months after council approval. The home is built in our factory while your site is prepared, then delivered, craned into place and connected. We give you a dated timeline with your contract.
-
Contact us and we’ll see how we can help; we work with clients and their own lender or financier. Because the home is a certified Class 1A dwelling on your land, lenders can treat it like a standard build, which is rarely possible for a tiny house on wheels.
