Why choose Neo Living
One company, start to finish
We project manage everything: development approval, building approval, engineering, construction, installation and warranty. You only ever deal with us.
QBCC licensed and fully insured
Neo Living is a QBCC-licensed builder (Licence No. 15523633), with $25 million public liability cover. Every Class 1A home is covered by the Queensland Home Warranty Scheme.
One fixed price, everything included
After your site assessment you get one fixed price. QBCC home warranty insurance, the QLeave levy, approvals, delivery and installation are all included, so there are no surprise extras.
Council approved, not just delivered
Lots of prefab homes sold online can’t legally be lived in. Ours are certified Class 1A dwellings: approved, connected and ready to move in.

Every block is different, so the quickest way to see your price is our online quote tool. Get your price today. It takes about two minutes and shows the exact price for the home and options you choose. Your Class 1A Complete price includes everything: approvals, engineering, delivery, installation, QBCC home warranty insurance and the QLeave levy. Anything specific to your block, like a steep slope, septic system or long driveway, is confirmed at a site assessment, and then your price is fixed. Call us today on 1300 636 586 to book yours.

Product Only is the home itself, delivered to your site. You organise your own approvals, footings, connections and certification, and it isn’t covered by QBCC home warranty insurance. It suits studios, rural use, or buyers with their own builder.
Class 1A Complete is a fully finished, council-approved home. We handle design, engineering, development and building approval, footings, delivery, crane, installation, plumbing and electrical connections, final certification and the QBCC home warranty. You deal with one company from start to finish, for one fixed price.
-
Class 1A Complete for a modular home means it is officially classified as a single residential dwelling and has been fully finished, inspected, and approved under the relevant building codes. The home has been assembled on-site, all required services (such as electrical, plumbing, and structural elements) are installed and compliant, and it is approved for occupancy. In practical terms, this confirms the home is legally complete, safe to live in, and eligible for occupancy certification, insurance, financing, and sale.
-
We handle the entire process for you. From engineering and approvals to installation and finishing trades so you can enjoy a completely hassle-free process without outsourcing any additional trades yourself.
-
Once council approval is in place, the project is in our hands and we typically complete your home in around 4 months. That includes factory build, shipping, delivery and installation. Approval times vary by council and site, so give us a call on 1300 636 586 to talk through the full timeline for your block.
-
We offer class 1A complete packages and this includes council approval on our homes, however without the class 1A complete package some of our homes cannot be council approved. With a Class 1A Complete package, we prepare the architectural and engineering plans, lodge them with the City of Gold Coast or a private certifier on your behalf, and manage approvals through to the final certificate. Product-only (uncertified) homes are supplied without this process.
-
Not always. If your home or granny flat fits within your council’s standard planning rules, such as size, setbacks and site cover, you usually don’t need a development approval (DA). You only need a building approval from a certifier, which we organise for you.
Some projects do need a DA, for example a larger second dwelling, a design outside the standard rules, or a block with flood, bushfire or heritage overlays. We specialise in getting DAs approved for these projects and manage the whole application for you. Speak with us today to find out what your block needs.
-
Every Class 1A Complete home is built by Neo Living as a QBCC-licensed builder (Licence No. 15523633) and covered by the Queensland Home Warranty Scheme. That covers:
Structural defects for up to 6 years and 6 months
Non-structural defects that appear within 6 months of completion
Non-completion, if your contract can’t be finished for reasons covered by the scheme
The insurance premium is included in your price, and you receive your certificate of cover directly from QBCC.
-
Yes. We work with your preferred lender or bank and provide everything they need, including plans, the building contract, engineering and certification. Because our Class 1A homes are certified dwellings, most lenders treat them like a standard new build. Speak with our sales team today and we’ll help you get started.
-
Yes. Since September 2022, Queensland lets homeowners rent a granny flat to anyone, not just family members. That makes a Class 1A granny flat a solid investment as well as extra space for the family. Council rules on size and placement still apply, and we check those for your block as part of the process.
-
Yes! Modular prefab homes are built to meet strict Australian building standards, ensuring they are just as durable, safe, and long-lasting as any traditionally built home.
-
A modular prefab home is a dwelling that is constructed off-site in a factory setting and then transported to its final location. These homes are built in sections, allowing for faster build times and more control over quality.
