Modular Homes and Granny Flats Hervey Bay

Neo Living builds council-approved modular homes and granny flats across Hervey Bay, Maryborough and the Fraser Coast Regional Council area. Every home is a certified Class 1A dwelling, built in our Gold Coast factory and craned onto your block. Modular, transportable or prefab: ours are council-approved Class 1A homes, not kit homes, and we build and install them ourselves.

Granny flats in Hervey Bay

  • Council’s term is secondary dwelling: a granny flat or teenage retreat that sits with the main house.

  • Most residential blocks can have one. The current limit is 70 m² of floor area (100 m² total use area), one per lot, with its own car space. Council is considering lifting the size to 100 m², but that isn’t adopted yet.

  • Usually no council application. In residential zones it’s accepted development if it meets the dwelling house code: a building approval through a private certifier. Overlays can change that.

  • You can rent it to anyone since September 2022.

  • We check your block before you sign anything.

Main homes in Hervey Bay

Looking for new home builders in Hervey Bay? Downsizers, first-home buyers and anyone with a vacant block from Urangan to Burrum Heads can build a Neo Living home as their main residence. Our 240 and 270 Series are Class 1A certified as a primary dwelling, so they suit a first home, a downsizer or a new home on vacant land, and we build and install the whole home ourselves.

Class 1A Complete starts from $190,448 inc GST, with 1 to 3 bedrooms in a single 20, 30 or 40ft module and 4 to 5 bedrooms by joining modules. See our Class 1A Complete homes.

Why build modular in Hervey Bay?

Quicker.
Built on the Gold Coast and craned in, so your Fraser Coast block sees weeks of work, not months. Move in about 4 months after council approval.

Usually cheaper.
One finalised quote after your site assessment, with approvals, delivery, install, QBCC home warranty and the QLeave levy included. Usually cheaper than a site-built home of the same size.

Same home.
The same floor area as a site-built home of that size. Class 1A certified, 7-star energy rated, galvanised steel frame and Colorbond roof.

Same return and cover.
It rents the same as a site-built home (in Queensland a granny flat can be rented to anyone since September 2022), and it has the same QBCC Home Warranty Scheme cover as any licensed builder, structural up to 6 years and 6 months.

Building conditions in Hervey Bay

  • Wind: Hervey Bay is in Queensland’s intermediate wind region (Region B), south of the cyclone zone. Homes are designed to an N-class set by your certifier and still built to handle weakened cyclones. Our 240 Series is built to C3, well above what Hervey Bay needs.

  • Bushfire: BAL 12.5 standard, BAL 29 with an upgrade. Risk is higher near bushland and on slopes; we check the overlay.

  • Soil and footings: screw piles or concrete footings from the soil classification at quote stage.

  • Climate: climate zone 2. 7-star energy rating with double glazing and insulated panels.

  • Flood and storm tide: riverine flooding is mainly a Maryborough and Burrum issue. Within 100 to 200 m of the open shoreline, storm tide matters; council publishes evacuation maps for Point Vernon, Scarness, Torquay, Urangan and Toogoom. We check these first.

  • Termites: termite management to the building code is included.
